Woods Hardwick has worked with Mulberry Property Developments over the last six years to deliver a brand new residential development of up to 250 homes in south Leicestershire market town, Lutterworth. Close to the borders with Warwickshire and Northamptonshire, the town has continued to grow in recent years, with new housing developments recently constructed at the northern and western extremities of Lutterworth.
Following planning approval of Phase 1 in 2018, construction of this first phase of development on Coventry Road is now complete and currently being marketed by the developer. Phase 2 is currently under construction. With Phase 3 approved for 104 dwellings in summer 2020, Mulberry is now seeking full Planning Permission for the remaining Phase 4 of the site development. This includes 33 new homes including a mix of affordable and private sale apartments and 1-4 bed homes.
Woods Hardwick brought our multidisciplinary skill set to this development. With our architecture and engineering team working together on the scheme for Phases 1-3, more recently our planning team has assisted with the preparation and justification of the Phase 4 application. Working closely with Mulberry Property Developments, this development focused on sustainable building techniques, including a ‘fabric first’ approach to limit heat gains and losses through thermally efficient building fabrics, as well as using local materials to reduce embodied energy as well as to support the local economy.
The biggest design challenge at Lutterworth was site levels. Our architects and engineers worked to ensure the proposed layout of new dwellings is sympathetic to the site’s existing contours and to make sure adequate levels of privacy can be achieved at each new property. As the overall scheme has developed, its design has responded to Lutterworth’s existing character as well as to the surrounding area itself.
