Conversion of a Grade II listed building from a mix of self-contained residential and House in Multiple Occupation (HMO) units to 7 high-end residential apartments.

We led the planning process in securing planning permission and listed building consent in March 2021 for conversion of this prominent Grade II listed building close to Belgrave Square.

We led negotiations with Westminster City Council and advised the project team of architects and heritage, structural and M&E consultants on framing the planning and heritage case for conversion.

The proposal involved the conversion of 13 vacant residential apartments in a mix of Class C3 and HMO use to 7 high-end residential apartments.  The application had to overcome  Westminster City Council’s long-standing planning policy protection of HMO use and policy restriction on reducing overall residential numbers by demonstrating the heritage benefits and improvements of the scheme over what would be required to bring the existing vacant accommodation up to modern-day standards.
